The most active buyer is 4M Building Solutions, backed by O2 Investment Partners. In July 2026 it made its 15th and 16th acquisitions since January 2023: Bluegrass Commercial Cleaning (Mayfield, KY) and Rainbow Maintenance Services (Elgin, IL). Other 2025–2026 buyers include CCS Facility Services (Silver Oak Services Partners), Sizemore (Inspirit Equity), Scopes Facility Services (Westbridge Capital), Clean Team, Marsden Services, GDI Integrated Facility Services, SoftBank Robotics America and Perfect Building Maintenance.
What multiple will a small janitorial company sell for?
Sofer Advisors says owner-operated commercial cleaning businesses with strong recurring contracts sell for 2.5x–4x SDE, and HedgeStone Business Advisors cites 2.5x–4.5x SDE. On EBITDA, Sofer and Breakwater M&A both cite 3x–5x and HedgeStone cites 3.5x–7x. Three Sixty Seven Advisors says businesses with under $5M of EBITDA cluster at 5–8x, and premium platforms reach 8–12x.
What makes a janitorial company worth more to a buyer?
Meridian Capital's valuation benchmarks for facility and industrial services reward more than 70% recurring revenue, no customer above 10% of revenue, EBITDA margins above 20%, a multi-state footprint and a non-union workforce. Sofer Advisors adds management depth and less dependence on the owner. More than 50% of revenue from one customer, margins under 10% or a significant union labor base push the price down.
Are private equity firms still starting new janitorial platforms?
Yes. Boyne Capital launched a commercial cleaning platform with H&B Facility Services (Lake Hiawatha, NJ) in May 2026, and Inspirit Equity bought a majority of Sizemore (Augusta, GA) in January 2026. Bessemer Investors bought hospital cleaner Xanitos in December 2025 as a new platform, and Rainier Partners invested in Kleen-Tech Services (Denver) in September 2025. Three Sixty Seven Advisors expects 2–4 new lower-middle-market janitorial platforms to launch each year through 2027.
Can I sell to a buyer that is not private equity?
Yes. Privately owned Marsden bought Spencer Building Maintenance (Sacramento, CA) and 1 Stone Solutions (Houston, TX) in 2024, and its CleanPower subsidiary bought Advance Janitorial (Wisconsin Rapids, WI) in August 2025. Family-owned Perfect Building Maintenance bought Cobalt Janitorial Services (Miami, FL) in August 2026. SoftBank Robotics America bought Green Clean Commercial (St. Charles, MO) in March 2026, and GDI bought two New England operators in December 2025 while it was still listed on the Toronto Stock Exchange.
Do I have to give up control to take outside capital?
Not always. When Blue Sage Capital invested in Clean Team (Toledo, OH) in September 2026, founder Bob Armbruster kept majority ownership and stayed on as CEO. Three Sixty Seven Advisors says independent sponsors and family offices are often more flexible on deal structure (rollover equity, seller notes, earn-outs) and are often the right outcome for founders who want to stay involved after the sale.
